Flake vs metallic epoxy: what to tell homeowners

What each system is

A flake floor is a coloured base coat with vinyl or acrylic chips broadcast into it while it is wet, then scraped and sealed with a clear topcoat. A full broadcast covers the whole floor so no base colour shows through.

A metallic floor uses an epoxy with metallic pigments that is moved and worked while wet to create a marbled, flowing look, then usually protected with a clear topcoat. Each floor is one of a kind.

How they look

Flake gives a speckled, textured finish similar to granite or terrazzo. It reads as clean and practical, and it comes in many colour blends from greys to earth tones.

Metallic looks glossy, deep and dramatic. It is popular for show garages, home gyms, basements and retail spaces where the floor is part of the design.

Hiding imperfections

Metallic floors are smoother and can be slippery when wet, which matters in a garage that sees snow melt. Flake systems are more repeatable from job to job. Metallic floors take more skill and attention while the material is workable, and results depend on the installer.
